Choices you have when your children fly the nest.
You have reached the age when the family has left home and it is now time for yourselves. After years of living in a large 4 bedroom home with various reception and play rooms it is now time to decide what will you do with all that space. There is definately too much room for only two people, yes you can have visitors but you don't live your life to suit your. visitors What are the options?
Option 1:
Yes you could sell and start again, but to get top dollar for your home this would mean a complete renovation of the house, as the years are starting to show through wear and tear. Kitchen's are usually the first area of the house that will need looking at, as new buyers expect up to date kitchens. The work involved may mean stripping out the kitchen and starting again or maybe sprucing up what is there. How about giving the kitchen cupboards a new paint job and buy some new handles as well, the difference will surprise you. The flooring would need to be looked at, do you go for a timber or laminate floor, tiles or vinyl. Vinyls come in the look of wooden planks, the tile effect, there are many designs available for you to choice from in vinyl. As there are many choices in flooring the final decision will depend on your budget. The kitchen appliances will need to be looked at and if you look around you will find many bargins, a new stove, range hood, and hob will bring your kitchen up to the mark very quickly.
Next the bathroom would need to be modenised, have you got one of those bathroom suites in avocado or pink, if so how about changing them to a fresh white suite. Once again buyers do not want to have to replace everything in the bathroom, to be able to walk in with nothing to do is usually their option. Next comes new paint and tiles on the wall and don't forget the floors. After years of wear I'm sure the flooring will need replacing. Try not to get too personal when choicing colours as the new buyers will want the walls to blend with what they own and are bringing into the house, light shades are definately best. Carpet, yes I'm sure this will need to be replaced after years of children in and out of the house. The variety of carpets that you can choice today will surprise you. With all these alterations and changes you should have no problems in getting top dollar for your home and the process of selling shouldn't take too long.
Option 2:
Maybe you just want to stay there, the areas great and the neighbours have become very good friends. Well, how about dividing the house into two duplexs, giving you the option of living in one and selling the other, which should give you a tidy profit. Get an architect in and look a getting some walls removed, walls replaced and moving some plumbing. You never know you may be able to create two lovely duplexes. By the time the building works are finished, you would have chosen your new kitchen and bathroom fitout, paint colours and the type of flooring you always wanted. You now have your own brand new home in the area you love and surrounded with the people you love, enabling your dreams to carry on developing. With the sale of the second duplex you will have money in the bank which will ensure those dreams come true and the next part of your life can begin.
